How much will my Sale or Purchase Cost?

Our conveyancing price structure strikes a balance between providing a professional legal service and value. We encourage a clear, open agreement on our fees at the outset of any sale, purchase or remortgage, when a fee estimate will be given. Our typical conveyancing fees (including re-mortgages) range from £975 to £2,500, depending on the nature of the transaction, the characteristics of the property, and the amount of time it will take to complete it. Please contact us for a fee estimate specific to your transaction.


Costs that we incur on your behalf will be payable in addition to our fees. These are referred to as ‘disbursements’ and may include:


Sale
    • Land Registry search fees of £6-£12
    • For leasehold properties, a landlord’s management pack of £200 to £300

Purchase
    • Land Registry search fees £3.
    • Search fees of between £200 to £400, depending on the local authority.
    • Land Registry application fee on average between £135 to £455, depending on the purchase price.
    • For leasehold properties, a registration fee is payable to the landlord or managing agent. This can range between £20 and £100.

Do bear in mind that your purchase may attract Stamp Duty Land Tax.


Please note:
    • Our fees and some disbursements may attract VAT at 20%
    • A mortgage or re-mortgage matter may attract a combination of the disbursements shown for a Sale and Purchase above, depending on the nature of the property and lender’s requirements
    • the prices and disbursements shown are approximate, and a full case-specific estimate will be provided at the outset of your transaction

What is included in the Sale or Purchase Cost?

This fee estimate provided at the outset of the sale or purchase matter will cover all stages of a standard residential conveyancing transaction, from outset to post-completion, including the payment of Stamp Duty Land Tax (if any) and registration at the Land Registry. We do not seek to charge extra for work which would normally be covered in a standard transaction.


We do, however, reserve the right to charge additional fees where the matter becomes more complicated than anticipated at the outset or where you instruct us to carry out work ancillary to a standard transaction. In this instance, we will obtain your agreement before incurring additional charges.


What are the key stages of a conveyancing transaction, and how long will it take?

A standard sale/purchase transaction will likely consist of the following key stages:


    • The Seller’s solicitor provides a draft contract to the Buyer’s solicitor.
    • The Buyer’s solicitor approves the contract, and carries out various checks and searches against the property.
    • The parties proceed to exchange of contracts, whereupon the transaction becomes legally binding.
    • The parties proceed to completion, and the transaction is completed. The parties may also have post-completion matters to deal with, such as registration at the Land Registry.

Each transaction is different, and the time it may take for each stage to be met will vary. We would normally expect to complete your transaction within 4 to 8 weeks. However, conveyancing timetables are subject to a range of external factors and circumstances which are beyond our control, and this timescale is estimated.


We will update you with progress on your matter as agreed and provide revised time estimates as the transaction progresses through key stages.
